THE SHATZIE RANCH consists of 196.39 acres which is 8' high game fenced, rolling, tree covered Texas hill country located in McCullough County about 8 miles south of Brady and 18 miles north of Mason on Hwy 87 with approximately 1 mile of frontage on the highway and 1100 feet of San Saba River frontage. The ranch is home to a variety of game including (approximate numbers) 50 Axis, 15 Black Buck Antelope, 15 European Red Stag, 2 Addax (with an addition on the way), 20 Fallow (chocolate, white and spotted), 15 whitetail and a few rams. The ranch provides excellent cover for the game with a combination of persimmon, cedar, mesquite and oaks. There are three earthen water tanks on the property. Feeders and blinds are in several locations on the ranch.

Fencing on the ranch perimeter consists of steel pipe and T-posts with 8' lock-tite wire. The fence along the river has been set back from the property line to avoid damage from flood waters. Water gaps are minimal due to the terrain of the ranch, but the few that are needed are designed the withstand the worst of conditions and retain the game. There are no cross fences on this ranch, but there are holding pens and a loading chute.

Highlight of the ranch is the stone/plank lumber 2004 built 2,560 SF lodge with 4 bedrooms and 3 full baths which will convey with all of the furnishings. From the first step you take thru the antique Mexican front door, you will be amazed at the details of the designs which were incorporated into the finish out of the home.

Base boards, door frame trim and crown molding are all milled from cedar posts and there are exposed cedar ceiling beams. The stairs leading to the guest bedrooms are thick cedar planks with cedar picket hand rails. Floors on the first level are stained and scored concrete, with carpet and tile on the second floor. Walls are hand trowel finished and provide a rustic charm which blends well with all the cedar accents.

The kitchen is well equipped with stainless steel appliances, counter tops consist of galvanized, punched and riveted metal with soldered Texas star accents, and the second level of the countertop is just perfect for setting on bar stools. A huge pantry just off the kitchen has a frosted glass door embellished with the Shatzie Ranch brand and an antler door handle.

Many of the furnishings in the lodge are custom made for this property; the quality is unmistakable! For example, the master has a custom made cedar bed, custom bedding accessories with a leather throw which matches the leather curtains. The art displayed, game mounts as well as all of the furniture in the lodge will convey with the property.

Four bedrooms not enough? Not a problem! In addition the the lodge, there is a 1998 model mobile home which consists of 1288 SF, 3 bedrooms and 2 baths along with a covered front and back porch. Again, all furnishings and accessories will convey. While your guests may not be in the lush furnishings of the main lodge, they will be very comfortable and welcome an invitation for a return visit.

Wood floors from an old warehouse, metal ceilings, and a huge rock fireplace are the first things you will notice as you enter, but then look just a bit more and you find a kitchen, and a game room with a pool table, shuffleboard and a craps table topper for the pool table. Lots of room to deal the cards, roll the dice, tell tall tales, pour a drink or have a cold beer in this 1,290 SF building. Outside is a long covered porch and just beyond is the perfect place for grilling and a fire pit to gather around on that crisp fall evenings.

To complete the ranch package is a 60' x 60' shop building with a concrete floor. Not only is it a shop for ranch maintenance, equipment storage and feed storage, it has a well designed and equipped butcher facility to process the game.
